1. Leverage Your Sphere of Influence (SOI) – Start with Who You Know
This is hands down the most effective and often overlooked strategy for new agents. Your "Sphere of Influence" includes everyone you know: friends, family, former colleagues, neighbors, club members, even your barista!
Make a List: Sit down and write down every single person you know. Don't filter; just list.
Reach Out Personally: Don't just send a blanket email. Call them, text them, or better yet, meet them for coffee. Let them know you're now a licensed real estate agent and that you're eager to help them or anyone they know with their real estate needs.
Be the Resource: Even if they're not buying or selling now, they might know someone who is. Position yourself as the go-to expert for real estate questions in your community.
2. Master Your Local Farm Area – Become the Neighborhood Expert
"Farming" is about choosing a specific geographic area (a neighborhood, a few blocks, a condo building) and becoming the dominant real estate expert there.
Choose Wisely: Select an area you genuinely like and where you can see yourself being active.
