What is a Warranty Deed?

A warranty deed a legal document used when a property is sold. It offers a guarantee from the seller (grantor) to the buyer (grantee) regarding the title and ownership of the property. There are different types of warranty deeds, but a general warranty deed typically guarantees that:

  • The seller has the legal right to sell the property.

  • There are no outstanding liens or encumbrances (claims against the property) that would prevent the buyer from owning it free and clear.

  • The seller will defend the buyer's ownership if someone challenges it in the future (usually within a certain timeframe).
