What is a Warranty Deed?

A warranty deed a legal document used when a property is sold. It offers a guarantee from the seller (grantor) to the buyer (grantee) regarding the title and ownership of the property. There are different types of warranty deeds, but a general warranty deed typically guarantees that:
The seller has the legal right to sell the property.
There are no outstanding liens or encumbrances (claims against the property) that would prevent the buyer from owning it free and clear.
The seller will defend the buyer's ownership if someone challenges it in the future (usually within a certain timeframe).
