What is a Quitclaim Deed?

A quitclaim deed is a legal document used to transfer ownership of real estate from one person (grantor) to another (grantee). Unlike other types of deeds, a quitclaim deed offers no warranties about the title or condition of the property. The grantee receives the property "as is." If there are any underlying issues with the title, the grantee becomes responsible for them.
