What is a clear title contingency and how does it protect buyers?

A title search is conducted prior to the purchase of a new home to ensure that a buyer receives a free and clear title to the property. A clear title contingency allows the buyer to back out of the deal if the title search reveals that there are any unpaid taxes, a contractor's lien, or any other sort of claim against the property.
